One part of Flower Mound stayed tight even with higher mortgage rates
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That matters everywhere. But in ZIP 75022, the higher-priced part of Flower Mound, the market did not loosen. It tightened.
The Real Estate Data Aggregator counted a 10.1% rise in median sale price in ZIP 75022 for the three months ending August 31, 2026, compared with the same months of 2025. The median landed at $820,000. That kind of gain does not happen in a soft market.
Supply stayed low, and that kept sellers in control
The Real Estate Data Aggregator recorded just 2.7 months of supply in ZIP 75022 for that period. That was down 0.7 months from a year before. Fewer homes for sale means buyers have less to choose from. That gives a well-priced seller real leverage.
More homes actually sold, too. The Real Estate Data Aggregator counted 112 homes sold in ZIP 75022 during those three months. That was up 17.9% from the same period in 2025. Sales went up even as the number of homes for sale fell 4.8%.
Buyers moved fast, and many paid above list
The Real Estate Data Aggregator found that 25.9% of homes in ZIP 75022 sold above list price. That share was up 8 points from a year before. Nearly 1 in 4 homes drew offers above asking, even with rates above 7%.
The average sale came in at 99.3% of list price, up 0.6 points from the year before. Sellers did not have to give much away. The median home sat on the market just 28 days, the same as a year before.
The other side of Flower Mound tells a different story
ZIP 75028 is the more affordable part of Flower Mound. The Real Estate Data Aggregator put the median sale price there at $540,000 for the three months ending August 31, 2026. That was down 0.9% from a year before. A small dip, but a real one.
New listings in ZIP 75028 rose 14.1% year over year, the Real Estate Data Aggregator found. More supply coming in kept buyers with more choices. Months of supply there was 2.3 months, up 0.2 months from a year before. Still tight, but moving in a different direction than 75022.
| 75022 | 75028 | |
|---|---|---|
| Median sale price | $820,000 | $540,000 |
| Price change, year over year | +10.1% | -0.9% |
| Months of supply | 2.7 | 2.3 |
| Median days on market | 28 | 26 |
| Sale to list price | 99.3% | 98.9% |
Not every part of Flower Mound moved the same way. ZIP 75028 homes sold a little faster, 26 days on market versus 28. But prices dipped slightly and more listings came in. Buyers there had a bit more room to breathe.
What the national picture adds
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026. That was the highest share since October 2022. Flower Mound's 75022 bucked that trend. Its prices went up, not down.
The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Flower Mound's 75022 grew at nearly four times that pace, according to the Real Estate Data Aggregator.
