Southlake luxury prices held up even as sales slowed

Here is the one thing that matters most for Southlake homeowners right now. Fewer buyers closed, but prices barely moved. That means your equity is not disappearing just because the pace slowed.

These numbers cover the three months ending August 31, 2026. They are real counts of homes in this market.

The headline number: $1,395,000 in 76092

The Real Estate Data Aggregator counted 119 homes sold in ZIP 76092 in the three months ending August 31, 2026. That was down 19.6% from the same months in 2025. Yet the median sale price sat at $1,395,000. It slipped only 0.7% from a year ago. That is a small dip, not a collapse.

So what does that mean for you? Fewer closings did not force sellers to cut deep. Price held because supply also pulled back. The Real Estate Data Aggregator shows homes for sale in 76092 fell 13.8% year over year, to 137 homes. Less supply cushioned the price.

Homes that did sell moved faster

Here is a detail worth noticing. The Real Estate Data Aggregator shows the median days on market in 76092 fell 10 days from a year ago, to just 27 days. Fewer homes sold, but the ones priced right moved quickly.

Also, 41.2% of homes in 76092 went under contract within two weeks of listing. That share jumped 17.6 points from 2025. That tells you well-priced homes are still finding buyers fast.

Sellers still got close to their asking price

The Real Estate Data Aggregator puts the average sale-to-list ratio in 76092 at 97.8%. That is up 0.5 points from a year ago. Sellers gave up less ground at the table, not more.

And 15.1% of homes sold above list price, up 4.3 points from 2025. Not every home got a bidding war, but more did than last year.

The national picture adds context

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Southlake's luxury tier held within that range, which is steady given the slowdown in sales.

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That cost matters. It slows buyers down. It helps explain why closings fell in 76092.

Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That is the country as a whole. Southlake's 0.7% price dip in 76092 looks very different from that national picture.

How the other Southlake-area ZIPs compared

ZIP 76034, which the Real Estate Data Aggregator covers in the Colleyville area, told a different story. The median sale price there rose 6.1% to $1,050,000. Homes sold fell 9.4%, but that is a smaller drop than in 76092.

ZIP 76262, in the Roanoke area, saw its median price rise 6.4% to $710,000. That ZIP had 185 homes sold, down only 3.1%.

ZIP 76248, in the Keller area, saw its median price dip 7.8% to $650,000. That is a more noticeable slide. But 21.6% of homes there sold above list price, up 4.5 points from 2025. The market is still active even where prices pulled back.

Pending sales point to what comes next

Pending sales in 76092 fell 18.6% from a year ago, to 114 homes. That is a real slowdown in the pipeline. It is honest to say that fewer closings are likely in the near term too.

CNBC reported that pending home sales nationally were down 8.5% year over year in September. The Southlake luxury tier is seeing a steeper drop than the country as a whole.

Fannie Mae, as reported by CNBC, forecasts the 30-year fixed rate at 7.5% for all of 2027. If that holds, buyer budgets stay tight. That is worth knowing before you pick a list price.

What this means if you own a home here

Price held. Days on market fell. The sale-to-list ratio ticked up. Those are signs of a market that rewards a sharp price, not a stretched one.

Fewer homes came to market too. New listings in 76092 fell 15.7% from 2025, to 134. Less competition for sellers is a real advantage.

In short
  1. In the three months ending August 31, 2026, the Southlake luxury market saw fewer sales but held its price.
  2. Homes priced well moved in 27 days or less.
  3. Supply shrank alongside demand, which kept values from sliding.
  4. Rates above 7% are the main headwind for buyers right now.
