One part of Southlake is seeing more sales even as prices eased

More homes are closing in one part of this market. That means pricing right matters more than ever.

Realtor.com reported that 20.8% of listings nationally had price cuts in September. That is the highest share since October 2022. It is a clear signal that buyers are pushing back on prices they think are too high.

CNBC reported that the average 30-year fixed mortgage rate rose to 7.49% last week. Realtor.com noted rates climbed above 7% for the first time since January 2025. Higher rates make buyers more careful about price.

ZIP 76052 is the part of this market where sales jumped. The Real Estate Data Aggregator counted 353 homes sold in the three months ending August 31, 2026. That is up 32.2% from the same three months of 2025.

At the same time, the median sale price in 76052 slipped. The Real Estate Data Aggregator put it at $415,000, down 2.4% from a year before. Not a big drop, but a real one.

ZIP 76092 had the highest median price at $1,395,000, per the Real Estate Data Aggregator. Sales there fell 19.6% from a year before. ZIP 76034 held at $1,050,000, with sales down 9.4%.

One bright spot in 76092: the Real Estate Data Aggregator found that 41.2% of homes went under contract within two weeks of listing. That share rose 17.6 points from a year before. Well-priced homes there are still moving quickly.

The wider picture: rates and national inventory

Realtor.com counted more than 1.16 million homes for sale nationally in September 2026. More supply gives buyers more options. That is part of why sellers are cutting prices.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month to month, prices edged up 0.3% in July, seasonally adjusted. Nationally, prices are still moving up, just slowly.
